Choose the villa around the group, not the headline number

Two villas that both sleep sixteen can hold completely different weeks. The layout decides whether a big group actually relaxes.

The morning queue is the real test of a group villa. Check the bathroom count against the bedroom count, which rooms are en suite, and whether the far bedrooms are a corridor away or a separate building.

What to check before booking for a big group

A capacity number cannot tell you whether a villa works for your particular group. The useful questions are specific.

  • How many beds are real beds, and how many are sofa beds?
  • How many bathrooms, and which bedrooms are en suite?
  • Is the capacity under one roof, or across separate buildings?
  • Does the dining space, inside and out, seat the whole group at once?
  • Are events or celebrations allowed, and on what terms?
  • How many cars will the group need, and is there parking for them?

Are villas for 20 or 30 people really one house?

Not always, and it matters: some of the largest properties reach their capacity across a main house plus annexes or neighbouring buildings. Each villa’s page and photos show the layout; ask us when one-roof matters to your group.

Can we hold a party or celebration at the villa?

It depends on the villa: some welcome events on agreed terms, others are booked for quiet enjoyment only. House rules appear on each stay’s page, and telling us the occasion at enquiry means the shortlist only contains villas that genuinely allow it.

How is the price split for a big group?

Villas price by the property and dates rather than per person, which is why a full house is usually the best-value way for a large group to stay anywhere. Per-head cost falls as the group fills the villa; the live results show the total for your dates.

Do large villas have enough bathrooms?

The good ones do, and it is worth checking rather than assuming: the bathroom-to-bedroom ratio and which rooms are en suite are recorded on each villa’s page. It is the detail big groups most often wish they had checked.

When should a large group book?

Earlier than anyone else: the biggest villas are the scarcest part of the collection, and school-holiday weeks for houses sleeping sixteen or more go first. If your dates are fixed, book the villa before the flights.
