This Villa Rental Agreement (“Agreement”) is a legally binding contract between the guest (“Guest”) and BnBStay (“Company”) regarding the rental of a villa (“Property”). By confirming your booking, you agree to the terms outlined below.

• A booking is confirmed once the required deposit is received, and a confirmation email is issued by BnBStay.
• The person making the booking (“Lead Guest”) must be 18 years or older and is responsible for ensuring all party members comply with this Agreement.

• A non-refundable deposit is required to secure your booking. The remaining balance is due no later than 8 weeks (56 days) before your check-in date.
• Failure to pay the balance on time may result in the cancellation of your booking, with no refund of the deposit.

• A security deposit may be required before check-in to cover damages, missing items, or excessive cleaning costs.
• The deposit will be refunded within 14 days of check-out, provided no deductions are necessary.
• If damages exceed the deposit amount, the Lead Guest will be invoiced for the balance.

• Occupancy Limits: The maximum number of guests allowed in the Property is specified in the booking confirmation. Exceeding this limit without prior approval may result in immediate eviction with no refund.
• Care of the Property: Guests must treat the Property with care and respect. Any damages or missing items must be reported immediately.
• Noise and Conduct: Guests must observe quiet hours and avoid behavior that disturbs neighbors or violates local laws.
• Smoking and Pets: Smoking is prohibited in all properties. Pets are only allowed in pet-friendly properties with prior approval.

• Check-In Time: From 4:00 PM on the day of arrival.
• Check-Out Time: By 10:00 AM on the day of departure.
• Late check-outs may be available upon request and are subject to additional fees.

• Changes to bookings (e.g., dates or villa selection) are subject to availability and may incur additional charges.

• Guest Liability: The Guest is responsible for the actions of all party members and any damages or losses caused during the stay.
• Company Liability: BnBStay acts as an agent for villa owners and is not liable for accidents, injuries, or losses occurring during the stay, except where caused by negligence on our part.

BnBStay is not liable for cancellations or disruptions caused by events beyond our reasonable control, including natural disasters, pandemics, or government restrictions.

BnBStay reserves the right to terminate the stay of any Guest for violations of this Agreement, illegal activities, or behavior deemed harmful to the Property or its surroundings. In such cases, no refunds will be provided.
