Introduction

Welcome to BnBStay. These Booking Terms and Conditions govern your use of our services and the contractual relationship between you (the “Guest”) and us (“BnBStay” or “we”). By booking with BnBStay, you agree to comply with and be bound by these terms. Please read them carefully before making a reservation.

Your Booking Contract

When you make a booking through BnBStay, you are entering into a contract with us as a travel agent. The villas listed on our platform are provided by independent owners or suppliers (“Villa Owners”). Your booking is subject to both these terms and any specific terms of the relevant Villa Owner.

Booking Process and Payment

  • Deposits:: To secure your booking, you are required to pay a non-refundable deposit. The deposit amount will be specified at the time of booking.
  • Balance Payments:: The remaining balance is due no later than 8 weeks (56 days) before your arrival date. Failure to pay the balance on time may result in the cancellation of your booking and forfeiture of your deposit.
  • Confirmation:: Upon receipt of the deposit, we will send a booking confirmation email. This serves as proof of your reservation and confirms the contract between you and BnBStay.

Cancellation Policy

If you need to cancel your booking, you must notify us in writing. Cancellation charges will apply based on the time we receive your notice:

Notice Period Before Check-In

More than 80 days: (Deduction of 30% of the total booking value)
79–45 days: (Deduction of 50% of the total booking value)
44–30 days: (Deduction of 75% of the total booking value)
29–0 days: (Deduction of 100% of the total booking value)

If the cancellation fee is less than the deposit amount, the full deposit will be retained. Guests are encouraged to purchase travel insurance to cover cancellation fees and other potential disruptions.

Changes or Cancellations by Us: While we strive to provide uninterrupted service, there may be rare occasions when we must cancel or modify a booking due to unforeseen circumstances. In such cases, we will:

  • Offer a comparable alternative accommodation, subject to availability.
  • Provide a full refund of any payments made if no suitable alternative is available.

Refunds or credit vouchers may be issued in cases of force majeure, such as natural disasters or government restrictions.

Amendments to Bookings

If you wish to amend your booking after confirmation, such as changing dates or villa selection, please contact us as soon as possible. Amendments are subject to availability and may incur additional charges. Significant changes may be treated as a cancellation and rebooking.

  • Lead Guest:: The individual making the booking (“Lead Guest”) is responsible for ensuring all party members adhere to these terms.
  • Conduct:: Guests must respect the property, its rules, and the local community. Any damage, theft, or misconduct may result in additional charges or immediate eviction without refund.
  • Occupancy Limits:: The number of guests must not exceed the property’s stated maximum capacity without prior approval. Failure to comply may result in eviction.

Check-In and Check-Out

  • Check-In Time: From 4:00 PM on the arrival date.
  • Check-Out Time: By 10:00 AM on the departure date.
  • Early check-in or late check-out may be arranged in advance, subject to availability and additional fees.

Liability and Insurance

  • Our Liability:: BnBStay acts as an agent for Villa Owners and is not liable for issues arising during your stay. Any disputes should be addressed directly with the Villa Owner or local representative.
  • Guest Insurance:: We strongly recommend obtaining comprehensive travel insurance that includes coverage for cancellations, personal belongings, accidents, and liability.

Complaints

In the unlikely event of a problem during your stay, please notify our customer service team or the local villa representative immediately to allow us an opportunity to resolve the issue. Complaints made after check-out may not be considered.

Force Majeure

BnBStay is not liable for disruptions caused by events beyond our reasonable control, including but not limited to natural disasters, pandemics, strikes, or government actions. Refunds or credits in such cases will be at our discretion.

Governing Law and Jurisdiction

These terms are governed by the laws of [Your Country/Region], and any disputes shall be resolved under the exclusive jurisdiction of the courts of [Your Location].
