Why "Sea View" Doesn't Always Mean What You Think

"Sea view" is one of the most overused — and misunderstood — phrases in villa marketing.
We've seen villas described as "sea view" when you can only see the water if you stand on a chair on the balcony and look between two buildings. We've seen "partial sea view" mean "if you know where to look, there's a tiny blue sliver on the horizon."
Here's what sea view terminology actually means, and what to ask before you book.
Full sea view
This is the gold standard. You can see the sea clearly from the main living area or terrace without craning your neck, standing on anything, or squinting.
Usually this means the villa is elevated (on a hillside) or directly on the coastline with no obstructions.
What to ask: "Can I see the sea from the main terrace while sitting down?" If the answer is yes, it's a proper sea view.
BnbStay tip: Ask for photos taken from the exact spot you'll be sitting — not wide-angle shots from the corner of the terrace that exaggerate the view.
Partial sea view
This usually means you can see some water, but it's not the dominant view. Maybe there are trees, other buildings, or a road partially blocking the view.
Partial sea view isn't necessarily bad — it often means the villa is cheaper and just as nice to stay in. But you need to know what you're getting.
What to ask: "What percentage of my view is sea?" Honest property managers will tell you. Dodgy ones will avoid the question.

Sea glimpse
This is estate agent speak for "you can technically see water if you really try."
Often this means the villa is inland but on slightly elevated ground, so there's a distant view of the sea on the horizon.
It's not necessarily misleading — some people don't care about sea views at all and just want a nice villa. But if you're booking specifically for the view, a "sea glimpse" will disappoint.
