Choose the coast that fits your stay

Two beach villas can offer completely different weeks. The useful questions are about the water, the wind and the walk, not the word beachfront.

Directly on the sand, above a cove with steps down, or a few minutes’ walk through a village: each is a different holiday. Check the villa page’s location notes and photographs for how the stay actually meets the sea, and ask us when the exact route to the water matters.

What to check before choosing a beach villa

A beach label cannot tell you whether a particular shore works for a toddler, a snorkeller or a grandparent. The useful questions are specific.

  • How does the villa actually reach the water: directly, by steps, or by a walk?
  • Is the nearest beach sandy or pebble, and how does the water deepen?
  • Is the shore organised with facilities, or wild and unattended?
  • Is the coast exposed to summer wind, or sheltered?
  • Are terraces and pool areas safe for the children in your party?
  • What changes out of season: facilities, lifeguards, tavernas?

Are all the villas directly on the beach?

No. Some sit right above the water or open onto the shore; others are a short walk away. Where the exact distance or route to the water matters to your party, ask us to confirm it for the villa you are considering before booking.

Do beachfront villas have private pools?

Some do. The beach and pool collections overlap, and the feature switch above shows beach villas with a private pool. Each villa page records the pool facts separately from the beach position.

Are the beaches sandy?

It varies by coast: Greek island and Cypriot beaches range from broad sand to pebble coves, and the water can deepen gently or quickly. Check the beach nearest the villa rather than assuming, and ask us when the beach type matters for your party.

Is the sea safe for young children?

That depends on the specific beach and the day: entry, depth, wind exposure and whether the stretch is supervised all vary. Sheltered, gently shelving beaches suit small children best; ask us to point out villas near one, and always judge conditions on the day.

When is the sea warmest in Greece and Cyprus?

Late summer. The sea warms through the season and generally stays warm into September, which is why early autumn is a favourite window for beach-led weeks. Cyprus runs one of the longest swimming seasons in the Mediterranean.
